Buying a bar in Pattaya is one of the fastest ways into business in Thailand — and one of the easiest ways to lose money if you buy the wrong one. Every bar below has been visited in person. Where the seller has shared trading figures and lease documents, we can send them to you before you commit to anything.
Most bars here are sold as a lease takeover rather than a freehold purchase: you buy the business, fixtures and the remaining lease, and continue paying monthly rent to the landlord. Key things to check before you pay a deposit are the remaining lease length, whether the lease is transferable, the monthly rent and any planned increases, staff arrangements, and whether the alcohol and entertainment licences are current.
What bars cost in Pattaya
Small beer bars in side sois typically start in the low millions of baht for a takeover, while established agogo bars on Walking Street or Soi LK Metro run considerably higher, reflecting footfall and licence value. Rent varies enormously by location — a Walking Street frontage and a Soi Buakhao side street are completely different businesses.

Walking Street — highest footfall and highest rent, best for agogo and large venues. Soi Buakhao and Soi LK Metro — steady year-round trade with lower overheads, the most common entry point for first-time owners. Soi 6 — short-time bar market with its own dynamics. Jomtien and Pratumnak — quieter, more residential and expat-driven.
Can a foreigner own a bar in Thailand?
Foreigners cannot own land, and most bar businesses are operated through a Thai company structure or with the lease held appropriately.
