- Location and foot traffic: visit at lunch and dinner on different days before you decide.
- The kitchen: check the extraction, gas, refrigeration and drainage. Replacing them is expensive.
- The lease: enough years left to earn back your investment, and the landlord’s consent to transfer.

A foreigner can own a restaurant through a Thai company, set up by a lawyer, and needs a work permit to work in it. Restaurants are generally a business type with foreign ownership limits, so get legal advice before you sign.
Is it better to take over or start a new restaurant?
A takeover is faster and often cheaper because the kitchen, furniture and licences are already in place. Starting fresh gives you full control of the concept but takes months.
What licences does a restaurant need in Pattaya?
Usually a food business licence, plus an alcohol licence if you sell drinks. Ask whether the current licences can be transferred.
