Hotels for rent in Pattaya

Lease a hotel or guesthouse and run it as your own business

Renting a hotel is the most affordable way into hospitality in Pattaya. You lease the whole building from the owner for a monthly rent, furnish or refresh it, and keep the room income. Compared with buying, the money you need upfront is mostly the deposit, advance rent and the cost of getting the rooms ready.

The hotels below range from small guesthouses to large hotels with pools, in Jomtien, Pratumnak, Soi Buakhao and North Pattaya. Each listing shows the monthly rent and the number of rooms, and we can share floor plans and the owner’s lease terms on request.

What to check before you lease a hotel

  • Lease length: a longer lease, or a renewal option written into the contract, protects what you invest in renovation and marketing.
  • Hotel licence: ask whether the building already holds a hotel licence. Licensed hotels can sell rooms on booking sites legally from day one.
  • Upfront costs: deposits of two to three months’ rent plus advance rent are common, so budget for them alongside furniture and staff.
  • Building condition: who pays for repairs to the roof, lifts, pool and water systems should be clear in the lease.

Location matters

Jomtien and Pratumnak suit families and longer stays, Soi Buakhao and Central Pattaya suit budget and nightlife travellers, and North Pattaya and Wongamat suit couples and the upmarket end. FAQ

Common questions

How much does it cost to rent a hotel in Pattaya?

It depends on the number of rooms, the location and the condition. Each listing on this page shows the monthly rent. Expect to pay a deposit and advance rent on top, usually several months in total.

Can a foreigner rent a hotel in Thailand?

Yes. A foreigner can sign a lease, but running the hotel as a business normally requires a Thai company, a work permit and a hotel licence. We introduce you to lawyers and accountants who handle this.

Do I need a hotel licence?

Hotels in Thailand need a licence under the Hotel Act. Very small places may only need to register. Ask us whether a building is already licensed; it saves months.

How long is a typical hotel lease?

Commonly three years or longer, often with an option to renew. The longer the lease, the easier it is to earn back your setup costs.
