Businesses for takeover in Pattaya
Bars, restaurants, massage shops and guesthouses, ready to trade from day one
A takeover is the most common way to buy a business in Pattaya. Instead of building from nothing, you pay once for a business that is already fitted out, licensed and trading, and you take over the lease from the current owner. Every takeover below has been visited by our team, and we ask the seller for the lease, licences and trading figures before we list it.
The takeover price usually covers the fit-out, furniture, equipment, stock, the business name and its regular customers. The building itself stays with the landlord: you continue paying monthly rent under a transferred or new lease. That is why the lease is the single most important document in any takeover.
What to check before you pay a deposit
- The lease: how many years remain, whether the landlord agrees to the transfer, the monthly rent and any increase written into the contract.
- Licences: alcohol, food and entertainment licences must be valid and transferable to you or your company.
- Real trading numbers: ask for monthly sales and costs for at least six months, not an estimate.
- Staff: who stays after the handover, their salaries and any notice periods.
- Your legal set-up: to work in your own business you need the right company structure, visa and work permit.
How a takeover works with Tanuchya
You choose a listing, we arrange the viewing and introduce you to the owner. Once a price is agreed, a deposit holds the business while documents are checked, the lease is transferred and stock is counted. Most takeovers complete in two to six weeks. Buyers pay no fees to us.

Common questions
What does a takeover price include in Pattaya?
Usually the fit-out, furniture, equipment, stock, the business name and its goodwill, plus the right to take over the remaining lease. The building belongs to the landlord, so you keep paying monthly rent.
Can a foreigner take over a business in Thailand?
Yes, but most businesses must be run through a Thai company, and you need a visa and work permit to work in it yourself. We introduce buyers to lawyers who set this up before the handover.
How long does a business takeover take?
Typically two to six weeks from agreeing the price: deposit, document checks, lease and licence transfer, stock count and handover.
Do buyers pay a commission?
No. Buyers pay no fees to Tanuchya Property. Our commission is paid by the seller.
What is the biggest risk in a takeover?
A short or non-transferable lease. Always confirm the remaining term, the rent and the landlord’s written consent before paying more than a holding deposit.
